Fairview Municipality Guide
What Should You Know Before Buying or Selling a Home in Fairview, TN?
By Kate Goeringer, REALTOR® with Brick Realty
Facts verified September 22, 2026
Direct answer
Fairview buyers should understand the city's 2026 Development Code, long-range town-center planning, utilities, road routes, school assignment, and the public record for nearby development. Bowie Nature Park is an existing public amenity, while the town-center connections and TriStar Fairview ER should be described by their current planning or construction status. Sellers should market verified Fairview features without trying to make the location sound like another city.

Fairview's 2026 Development Code
Fairview adopted a new Development Code and zoning map on April 2, 2026. The City states that the new documents and standards apply to approvals or construction after that date.
A code update is relevant to buyers planning an addition, accessory building, land division, business use, or new construction. It is also relevant to sellers when buyers ask what can be built nearby.
Confirm the parcel's current zoning, transition rules, permitted uses, setbacks, access, and any pending application with Fairview Planning and Codes. The City notes that posted planning documents are reference copies and directs users to the appropriate department for verification.
What the Town-Center Plan Means
Fairview's adopted 2040 Comprehensive Plan identifies a potential town-center area near City Hall and Bowie Nature Park. The plan illustrates possible mixed-use, civic-space, pedestrian, trail, and greenway connections.
This is a long-range framework, not a promise that every illustrated building, business, trail, or street will be completed on a fixed schedule.
For a home near the proposed area, review the current zoning map, Planning Commission agenda, approved plans, and development records. Describe only the present public status rather than a future tenant or completion date.
Bowie Nature Park as an Existing Public Amenity
The City describes Bowie Nature Park as a 700-plus-acre park with five lakes, more than 14 miles of trails, a nature center, and activities that include hiking, fishing, horseback riding, bicycling, nature programs, camps, concerts, and picnicking.
It is appropriate to describe the park as an existing City-managed amenity. Trail conditions, hours, programs, closures, and rules should be checked with the City before a visit.
For a listing, I describe actual distance and route information only after checking the address. I do not imply that every Fairview home has direct park access.
Utilities and the TriStar Fairview ER Project
Fairview's utility guide identifies the Water Authority of Dickson County, Middle Tennessee Electric Membership Corporation, and Piedmont Natural Gas as provider contacts. A provider list does not establish that every parcel can connect to every service.
TriStar Horizon Medical Center held a groundbreaking for TriStar Fairview ER at 2273 Fairview Boulevard on June 22, 2026. TriStar describes the $21 million project as a freestanding emergency room with planned 24-hour emergency care after completion.
The ER should be described as under development until TriStar announces that it is open. Buyers should confirm utility availability, capacity, connection costs, wastewater or septic status, and healthcare services directly with the providers.
Fairview Route Research
Fairview is served by I-40, State Routes 100 and 96, and I-840. The useful route depends on the property, destination, departure time, construction, and current traffic conditions.
I recommend that relocating buyers drive the route they expect to use at the time they expect to use it. A general mileage or commute estimate should not decide whether a property works.
Use current TDOT information for active state projects. Do not attach an unrelated southern Williamson County I-65 project to a Fairview listing simply because both are in the same county.
Before you buy, look beyond the house
- Confirm City limits, zoning, Development Code requirements, permits, and nearby applications.
- Verify water, wastewater or septic, electric, gas, and internet service for the parcel.
- Review plats, easements, flood information, HOA documents, and inspection findings.
- Use Williamson County Schools' address tool and confirm the current assignment.
- Test the routes that matter to you and check current TDOT and City project records.
Selling a Fairview Home on Its Own Merits
A Fairview listing should be marketed for verified Fairview features. Those may include the property's lot, improvements, current road access, proximity to Bowie Nature Park, existing public amenities, and documented planning context.
I do not market a planned town center, trail, medical facility, business, or road as complete before the responsible agency says it is complete. I also do not promise that a future project will increase demand or value.
Before listing, gather permits, utility facts, surveys or plats if available, HOA materials, and documentation for major improvements. Current sales and competition should guide pricing, not a broad comparison with Franklin or Brentwood.
